BhuNivas acts as a digital real estate platform connecting buyers, sellers, landlords, and tenants. While basic property browsing and standard listings may be free, we offer paid services such as Premium Property Showcases, Top-Tier Agent Subscriptions, and Sponsored Advertisements.
Because these services are digital in nature and activated immediately upon successful payment, all sales are generally considered final. However, we understand that exceptional circumstances can occur, and we review refund requests on a case-by-case basis as outlined below.
2. Eligibility for Refunds
You may be eligible for a full or partial refund under the following circumstances:

Technical Errors: If you were charged multiple times for a single transaction due to a technical glitch on our website or payment gateway.

Service Non-Delivery: If you purchased a premium listing or subscription, but the service was not activated on your account within 48 hours, and our technical team is unable to resolve the issue.

Cancellation Before Activation: If you mistakenly purchased a premium service and request a cancellation before the listing or advertisement goes live on the platform.
3. Non-Refundable Scenarios
BhuNivas will not issue refunds in the following situations:

Change of Mind: You decide you no longer want the premium listing after it has already been activated and published on the website.

Property Sold or Rented: Your property is sold, rented, or leased out before the expiration of your premium listing or subscription period.

Lack of Responses: We guarantee the visibility of your premium listing as per the purchased plan, but we do not guarantee a specific number of leads, inquiries, or successful property transactions.

Policy Violations: Your account or property listing is suspended, removed, or banned by BhuNivas for violating our Terms & Conditions (e.g., posting fraudulent, incorrect, or misleading property details).
4. Third-Party Real Estate Transactions
Important Disclaimer: BhuNivas is an intermediary listing platform. We do not participate in the actual financial transactions between buyers and sellers, or tenants and landlords.

We do not collect token amounts, booking fees, down payments, or rent on behalf of any user.

BhuNivas is strictly not responsible for refunding any money exchanged directly between users (e.g., if a buyer pays an advance to a seller and the deal falls through). Users must handle such disputes legally and directly with the involved parties.
5. How to Request a Refund
If you believe you are eligible for a refund based on the criteria above, please follow these steps:
